Can You Buy a House with an ITIN Number? Yes — Here's How

If someone told you five years ago that you could buy a house in the United States without a Social Security number, you probably wouldn't have believed them. I hear that reaction from clients all the time. And yet, every week I help people do exactly that — using nothing but an ITIN and a real desire to stop paying someone else's mortgage.

So if you have an Individual Taxpayer Identification Number and you're wondering whether homeownership is actually on the table for you, the answer is yes. Let me walk you through how it works, what to expect, and what it really takes.

What Is an ITIN Mortgage and Who Qualifies?

An ITIN mortgage — sometimes called a non-QM or foreign national loan — is a home loan designed for people who pay U.S. taxes but don't have a Social Security number. This includes undocumented immigrants, visa holders, and others who file taxes using an ITIN issued by the IRS.

Here's what lenders typically look for:

  • An active ITIN used to file taxes (usually 1-2 years of tax returns)
  • Steady, verifiable income — employment, self-employment, or bank statements
  • A credit history in the U.S., or sometimes an international credit report
  • A down payment, usually between 10% and 20%
  • A debt-to-income ratio (DTI) typically under 50%

You don't need to be a U.S. citizen. You don't need a green card. You need to be someone who has shown responsibility — paid taxes, built some savings, and can demonstrate you can make a payment every month.

How Much Do You Need to Put Down?

This is the question I get most. The honest answer: more than a conventional FHA loan, but less than people fear.

Most ITIN loan programs require a minimum down payment of 10% to 20%. Let me make that concrete.

Say you're looking at a home priced at $280,000 in Texas or Florida — very common in the markets I work in. At 10% down, you're bringing $28,000 to the table. At 20%, that's $56,000. Your monthly payment on a 30-year loan at a 7.5% rate would land somewhere around $1,750 to $1,950 depending on taxes and insurance in your area.

Yes, rates on ITIN loans are typically a bit higher than conventional loans — usually 0.5% to 1.5% more — because the lender is taking on more risk without a Social Security number in the file. I always tell clients that straight up. But for many people, a slightly higher rate is still worth it to build equity and stop renting.

What Documents Do You Need to Apply?

The documentation process is different from a traditional loan, but it's very manageable. Here's what most lenders ask for:

  • Valid ITIN letter from the IRS
  • Last 2 years of tax returns (or 12-24 months of bank statements if self-employed)
  • Proof of income: W-2s, pay stubs, or profit/loss statements
  • 2 months of bank statements showing your down payment
  • ID: a valid passport or consular ID (matrícula consular) is usually accepted
  • Rental history or reference letters can help strengthen your file

If you've been self-employed for a while and your tax returns show lower income, bank statement loans are often the better fit. I use those a lot with my clients who own small businesses or work in cash-heavy industries.

Can You Build Credit Without a Social Security Number?

Yes — and it matters more than people think. Many ITIN holders have been building U.S. credit for years through secured cards, credit unions, or store accounts. If you have a credit score above 620, you're already in solid range for most ITIN programs. Some lenders will go down to 580, but the terms get harder.

If you're starting from zero, give yourself 12 to 18 months to build two or three tradelines before applying. It's worth the wait.

Not Sure Where Your Credit Stands?

Let's take a look together and make a plan — it's free and takes 10 minutes.

Next Steps: Let's Make This Real

Buying a home with an ITIN is not a loophole or a workaround — it's a legitimate path that thousands of families use every year. The main thing standing between most people and that first home isn't their immigration status. It's not knowing this option exists.

Now you know.

If you want to talk through your specific situation — your income, your savings, your credit — just reach out to me directly. I work with ITIN borrowers regularly, and I'll tell you honestly where you stand and what your next move should be. No sales pitch, no runaround. Just a real conversation.
