What is an ITIN mortgage?
An ITIN mortgage is a home loan for borrowers who use an Individual Taxpayer Identification Number (ITIN) instead of a Social Security Number — no green card or US citizenship required.
An ITIN is issued by the IRS to people who need to file or pay taxes but are not eligible for an SSN. Lenders who specialize in ITIN mortgages use that number in place of an SSN to verify identity and credit, and they accept alternative credit history — rent payments, utility bills, insurance records — when a traditional FICO score does not exist. The result is a real path to homeownership for immigrants who pay taxes and work in the US.
ITIN programs overlap with Non-QM: bank-statement qualification for the self-employed, DSCR for investors who hold the property in an LLC, and full-doc programs for W-2 or 1099 earners. DACA recipients with valid work authorization also qualify. Down payments start around 10–20%, and these loans are available in Texas, Florida, and more states.

ITIN mortgages: did you know?
A few facts that change how immigrant buyers approach homeownership.
An ITIN is an IRS number, not an SSN
The IRS issues an ITIN to people who need to file or pay taxes but are not eligible for a Social Security Number. Lenders use it in place of an SSN to verify identity and pull credit — proof that paying taxes opens a path to a mortgage.
No credit score? Alternative credit works
When a FICO score does not exist, ITIN lenders accept alternative credit history: 12 months of on-time rent, utility bills, insurance, and phone payments. A thin file does not close the door.
Bank-statement ITIN needs no tax returns
Self-employed ITIN borrowers can qualify on 12–24 months of bank deposits — no US tax returns, no SSN, and on select programs no FICO at all. One year of self-employment can be enough.
Investors can use ITIN + DSCR
An ITIN holder buying a rental can qualify on the rent the property generates (DSCR) — no personal income docs — and hold the property in an LLC. Up to 75–80% LTV.
DACA recipients qualify with an EAD
DACA beneficiaries with a valid Employment Authorization Document can buy or refinance a primary residence — FHA, conventional, and Non-QM options exist. Active DACA status is required at closing.
Available in TX, FL and more
ITIN mortgages are not nationwide, but they cover Texas, Florida, and a growing list of states — so the same family can buy in Houston, Miami, or beyond.

ITIN mortgage FAQ
Yes. ITIN mortgages are built exactly for that. Lenders use your ITIN in place of an SSN to verify identity and credit, and no green card or US citizenship is required. You do need a valid ITIN and a work or residency history in the US.
