Days 1–2

Days 2–5

Full Application & Documents

Days 5–10

Once you select your lender and program, we submit the full application and collect documents: pay stubs, W-2s, bank statements, tax returns (if applicable), and ID.

Underwriting & Appraisal

Days 10–25

The lender verifies your documents and orders an appraisal to confirm the property value. We stay in constant communication — no black holes, no guessing.

Clear to Close

Days 25–35

Underwriting issues a "Clear to Close" — your loan is approved. You receive the final Closing Disclosure at least 3 business days before closing with your exact numbers.

Closing Day

Day 30–45

Sign your documents, hand over the down payment, and receive the keys. Congratulations — you own your home. We stay in touch for future refinancing or investment needs.

Common questions

How long does the mortgage process take?

Most purchases close in 30–45 days. FHA Streamline and VA IRRRL can close in as few as 21 days. Fix & Flip loans can close in 7–14 business days.

What documents do I need?

For standard loans: last 2 pay stubs, last 2 years W-2s, last 2 months bank statements, and a government-issued ID. Self-employed borrowers use 12–24 months of bank statements instead of tax returns.

Does the pre-qualification hurt my credit?

No. Pre-qualification uses a soft pull, which does not affect your score. A hard pull only happens when we submit the full loan application to the lender you choose.

How much does it cost to work with you?

Our consultation is 100% free. We are compensated by the lender when your loan closes — you never pay our brokerage fee out of pocket.
