Jumbo Loans for High-Value Homes

When the home costs more than the conforming limit ($806,500 in 2025), a jumbo loan takes over. Higher loan amounts, stronger qualification, and terms built for luxury, investment, and self-employed buyers — with no PMI when you put 20% down.

What is a jumbo loan?

A jumbo loan is any mortgage that exceeds the conforming loan limit set by the FHFA — $806,500 for a single-family home in most of the country in 2025 (higher in high-cost counties).

Because jumbo loans cannot be backed by Fannie Mae or Freddie Mac, the lender holds the risk. That means the qualification bar is higher: a stronger credit score (typically 700+), a larger down payment (often 20%+), and liquid reserves — usually 6 to 12 months of the full payment. In return, jumbo loans can offer competitive rates and flexibility that conforming loans cannot match at high loan amounts.

Jumbo also overlaps with Non-QM: bank-statement qualification for self-employed buyers, asset depletion for retirees, and interest-only periods for cash-flow flexibility. If your income or property does not fit the conventional box, a jumbo Non-QM program often does.

Jumbo loans: did you know?

A few facts that change how buyers approach high-value financing.

The $806,500 line

In 2025 a loan at or below $806,500 is conforming; one dollar above is jumbo. In high-cost counties the line is higher (up to $1,209,750), so the same home can be conforming in one county and jumbo in another.

No PMI at 20% down

Most jumbo programs require 20% down, which means no private mortgage insurance at all — a real saving on a large loan amount.

Reserves matter as much as income

Jumbo lenders often want 6–12 months of the full payment in liquid assets after closing. Strong reserves can offset a slightly lower credit score or a complex income picture.

Self-employed? Bank-statement jumbo exists

You can qualify for a jumbo loan with 12–24 months of bank statements instead of tax returns — a path built for business owners and 1099 earners buying high-value homes.

Retirees can qualify on assets

Asset depletion lets you use liquid assets (savings, investments, retirement) as qualifying income — divided over the loan term. No W-2 required.

Interest-only is an option

Some jumbo programs offer a 5–10 year interest-only period, lowering the payment during those years — useful for buyers with variable or investment-driven cash flow.
