A mortgage recast might be the quiet strategy your lender never told you about — and it could save you hundreds a month without the hassle of a full refinance.

Want a Lower Mortgage Payment Without Starting Over?

You made your monthly mortgage payment on time, every month, for years. Then one day you come into some extra money — maybe a bonus at work, an inheritance, or you sold a property — and you're wondering: Is there a way to put this money toward my mortgage and actually lower my payment going forward?

The answer might be yes — and it doesn't always require a full refinance with new paperwork, a new interest rate hunt, or closing costs all over again. There's a lesser-known option called a mortgage recast, and for the right person, it can be exactly what they're looking for.

Let me explain how it works, who it makes sense for, and what to realistically expect — with real numbers, no fluff.

What Is a Mortgage Recast (and How Is It Different From Refinancing)?

A mortgage recast is when you make a large lump-sum payment toward your principal balance, and your lender recalculates your monthly payment based on that new, lower balance. Your interest rate stays the same. Your loan term stays the same. You're not getting a new loan — you're just adjusting the math on the one you already have.

A refinance, by contrast, is a completely new loan. New application, new credit check, new appraisal (sometimes), and typically $3,000–$6,000 in closing costs.

With a recast, most lenders charge a small administrative fee — usually between $150 and $500. That's it.

A Real Example: What Does a Recast Actually Save You?

Let's say you bought a home three years ago. Your original loan was $350,000 at a 6.5% interest rate on a 30-year term. Your current principal balance is around $335,000, and your principal and interest payment is roughly $2,212/month.

Now let's say you apply $50,000 toward the principal. Your new balance is $285,000. The lender recalculates your monthly payment over the remaining loan term at the same 6.5% rate.

Your new monthly payment drops to approximately $1,883/month — that's a savings of about $329 every single month.

No new loan. No rate negotiation. No closing costs eating into your savings.

Who Qualifies for a Mortgage Recast?

Not every loan is eligible, and not every lender offers this option — so it's worth checking before you assume. Here's what's typically required:

  • Conventional loans (Fannie Mae or Freddie Mac) usually qualify. FHA, VA, and USDA loans generally do not support recasting.
  • Most lenders require a minimum lump-sum payment — often $10,000 or more, sometimes $20,000–$50,000 depending on the servicer.
  • Your loan must be current (no missed payments).
  • You submit a written request to your loan servicer — it's not automatic.

If your loan is FHA or VA and you want a lower payment, a streamline refinance might be a better path. I help clients figure out which option actually makes sense for their situation.

Not Sure Which Option Fits You?

Tell me about your loan and I'll help you figure out if a recast or refinance makes more sense for your goals.

When Does a Recast Make More Sense Than Refinancing?

This is the real question — and the honest answer is: it depends on your rate.

If you locked in a rate below 5% a few years ago, the last thing you want to do is refinance into today's rates. A recast lets you lower your payment without touching your rate. That's a big deal.

On the other hand, if your current rate is high (say, 7.5% or above), refinancing might save you more in the long run — even with closing costs — because you'd be lowering both the rate and the payment.

A recast is also a smart move if:

  • You recently sold a property and have cash available
  • You received an inheritance or large bonus
  • You want to lower your monthly obligations without extending your loan

Is a Recast Right for You?

A mortgage recast is one of those tools that most people don't know exists until they need it. It's not for everyone — but when it fits, it's one of the simplest ways to reduce your monthly payment without starting over from scratch.

If you've got a lump sum and you're wondering whether to recast, pay down principal without recasting, or refinance — I'm happy to walk through the numbers with you. No pressure, just an honest look at what actually makes sense.
