Your First Home Is Closer Than You Think — Here's How to Get There

You've been going back and forth on this for a while now. Should I buy? Can I even qualify? What if my credit isn't perfect? What if I'm not a citizen? These questions circle in your head at night, and the longer they sit unanswered, the further away homeownership starts to feel.

Here's the truth: most people who feel like they're "not ready" are actually a lot closer than they think. They're not missing much — they're just missing the right information. And that's exactly what this is for.

Let me give you a clear, honest roadmap from where you are right now to the day you get the keys.

Know Your Two Most Important Numbers Before Anything Else

Before you look at a single listing, you need a clear picture of two numbers: your credit score and your debt-to-income ratio (DTI).

Your credit score tells lenders how you've handled debt in the past. Your DTI tells them how much of your monthly income is already spoken for. Together, they determine what you can borrow — and at what cost.

Here's a real-world example of how DTI works:

  • Monthly gross income: $5,000
  • Monthly debt payments (car loan, credit cards, student loans): $800
  • DTI = 800 ÷ 5,000 = 16% — that's a strong position to be in

Most loan programs want your total DTI — including the new mortgage payment — to stay below 43–50%. At 16%, you have significant room to work with.

If your credit score sits around 580–620, don't panic. There are programs built for that range. And if you have no SSN and only an ITIN, there are loan options designed specifically for that situation. At The Trusty Lender, we work with buyers of all immigration statuses — that's not something we say quietly, it's something we're proud of.

You Probably Don't Need 20% Down — Here's What You Actually Need

This is where a lot of first-time buyers get completely stuck. They assume they need to save 20% before they can even think about buying. Most of the time, that's simply not true.

Depending on the program you qualify for, your down payment could be:

  • 3% down — available through certain conventional loan programs for buyers with solid credit
  • 3.5% down — available for buyers with credit scores starting at 580 through FHA loans
  • 0% down — yes, this is real, and it exists for buyers in certain income ranges and geographic areas

On a $300,000 home, 3.5% down is $10,500. That's still money you need to save — but it's not $60,000. The gap between where you are and where you need to be is probably smaller than you've been telling yourself.

Don't forget closing costs, though. They typically run 2–5% of the loan amount — on a $300,000 purchase, that's roughly $6,000–$15,000. Ask about seller concessions and down payment assistance programs in your state. Many buyers don't even know these exist, and they can cover a significant portion of those upfront costs.

Get Pre-Approved Before You Fall in Love With a House

A pre-approval letter does two critical things: it tells you exactly how much you can borrow, and it tells the seller you're a serious buyer — not someone who's just browsing.

Without pre-approval, you're shopping blind. With it, you're a real contender in a competitive market.

The process is more straightforward than most people expect. You'll typically need:

  • Last 2 years of tax returns or income documentation
  • Recent pay stubs or proof of income (self-employed income works too)
  • Bank statements from the last 2–3 months
  • Government-issued ID

If you're an ITIN borrower, the documentation looks slightly different — but it is absolutely doable. We've walked many clients through it successfully, and we know exactly what's needed.

Why Waiting for the "Perfect" Rate Is Costing You More Than You Think

It's one of the most common things we hear: "I'm waiting for rates to drop before I buy." It makes sense on the surface. But here's the reality — you can always refinance a rate, but you can't go back and buy the house you missed.

Consider this: a buyer who purchased a $320,000 home two years ago — even at a higher rate — has already built equity as values have risen. A buyer who waited is now competing for the same home at a higher price, with the same rate environment.

Your life doesn't pause for the housing market. If your family is growing, if you're tired of watching rent payments disappear every month, if you're ready for stability and something that's actually yours — those are real, valid reasons to move forward now rather than later.

Talk to a Lender Who Gets It

No pressure, no sales pitch — just an honest conversation about where you stand and what your next step looks like.

What to Expect from the Homebuying Timeline

A lot of first-time buyers don't realize how long the process can take — or how quickly it can move when you're prepared. Here's a general picture:

  • Pre-approval: 1–3 business days once documents are submitted
  • House hunting: Anywhere from 2 weeks to several months depending on your market and criteria
  • Offer to closing: Typically 30–45 days after an accepted offer
  • ITIN loan closings: May take slightly longer — budget 45–60 days to be safe

Starting the pre-approval process before you're "ready" to buy is never a mistake. It costs nothing, and it tells you exactly where you stand so you can move fast when the right home comes up.
