Can You Buy a House Without Tax Returns? Yes — With a Bank Statement Loan
If you're self-employed and your tax returns don't show your real income, this program was built for you. Here's how it actually works.

If you're self-employed — running your own business, doing gig work, or getting paid cash — you already know the frustration. You make good money. You pay your bills. But come tax time, your accountant does their job and your taxable income looks… small. And then you try to buy a house, and the bank says "sorry, your income doesn't qualify." That doesn't feel right, because it isn't.
I hear this from my clients all the time. Especially business owners, freelancers, and contractors who've been building something for years but can't show the right paperwork to qualify for a conventional loan. The good news is there's a real path forward — and it's called a Bank Statement Loan.
Let me explain exactly how it works, who it's for, and what you'd actually need to make it happen.
What Is a Bank Statement Loan and How Does It Work?
A Bank Statement Loan is a type of mortgage where, instead of using your tax returns to prove income, the lender looks at your bank statements — usually 12 or 24 months of deposits — to calculate what you actually earn.
Here's a simple way to picture it: if your business deposits average $10,000 a month over the last 12 months, the lender uses that number (or a percentage of it) to determine your qualifying income. No W-2s. No tax returns.
This kind of loan was built specifically for:
- Self-employed borrowers and business owners
- Freelancers, contractors, and gig workers
- Real estate investors with complex tax situations
- Anyone whose tax returns don't reflect what they actually bring home
What Are the Real Requirements?
I want to be upfront with you here — Bank Statement Loans do have higher standards than conventional loans in some areas. That's the honest trade-off.
Here's what lenders typically look for:
- Credit score: Usually 620–680 minimum, depending on the lender
- Down payment: Typically 10%–20% of the purchase price
- Bank statements: 12 or 24 months of personal or business statements
- Self-employment history: Usually 2+ years in the same business or field
- Debt-to-income ratio (DTI): Most lenders want this under 45–50%
The interest rate will generally be 0.5% to 1.5% higher than a conventional loan. That's a real cost, and I'd rather tell you upfront than surprise you later.
A Real Example So You Can See the Numbers
Let's say you're buying a home for $350,000 in Texas. Here's what this could look like:
- Down payment (15%): $52,500
- Loan amount: $297,500
- Interest rate (Bank Statement Loan): ~7.5%
- Estimated monthly payment (principal + interest): ~$2,080
Compare that to a renter paying $1,800/month with no equity building — many of my clients decide the slightly higher rate is absolutely worth it to stop paying their landlord's mortgage and start building their own wealth.
See What You Could Qualify For
Every situation is different — let's look at your actual bank statements together and see what's possible.
Do You Need a Social Security Number?
This is a question I get a lot, and I want to answer it directly: not always. Some Bank Statement Loan programs accept an ITIN (Individual Taxpayer Identification Number) instead of an SSN. If that's your situation, don't let it stop you from asking — I work with clients in all kinds of immigration and documentation situations, and I'll never make you feel like your question is strange or unwelcome.
Is a Bank Statement Loan Right for You?
It depends on your specific situation, and I'll always give you an honest answer. If your deposits are strong and consistent, your credit is decent, and you have some savings for a down payment — this loan can absolutely get you into a home.
If the numbers don't work yet, I'll tell you that too, and we'll figure out what needs to happen to get you ready in 6 or 12 months.
